Real Estate
Our real estate partner will handle the legal aspects of selling the home with your attorney. They will ensure that the hand-off is as smooth as possible.

Property Preservation
Inherited homes often sit vacant for months. Once we determine you would like to move forward with us, we can protect the home from deteriorating or becoming a target for vandals through the transition.

Curb Appeal Maintenance: Keeping the lawn mowed and leaves raked so the house doesn't look abandoned (which also avoids city citations).

Utility Management: Ensuring electricity and water stay on (to prevent frozen pipes) and handling the final meter readings for the sale.

Locksmith Services: Re-keying the home immediately after the passing to ensure only authorized personnel and the investor have access.

Weekly Check-ins: Physical walk-throughs to check for leaks, pests, or broken windows.

Total Content Handover As-Is
This is often the most overwhelming part for your family. Traditional sales require a broom-clean house, but we handle the property as-is.

Sorting & Categorizing: Going through the house to separate "Keep" (family heirlooms) from "Sell" and "Donate" pile.

Remote Organizing: Not able to make it to Northern Virginia to sort through the items, we will conduct a video call with you through the entire house to set aside the items.

Shipment Logistics: This includes packing and shipping the "Keep" items to family members out of state for the cost of the shipment.

Estate Sale Management
Should you opt for an estate sale, we can work with our local estate sale partner to take care of the items which you would like to sell.

Donation Management
For all items that are remaining, we'll work with our two partners in getting those items to a place that will appreciate them. We work strictly with 501(c)(3)s to hand-off items that can be rehomed.
